Cyrodiil has no shortage of homes, but not all are worth your Septims. We’ve ranked every house and castle in Oblivion Remastered based on size, upgrade quality, price vs. value, storage, and any special features. Some are perfect for early hoarders, while others are luxury money-pits. Let’s break them down.

S-Tier (Top Picks)

Rosethorn Hall (Skingrad)

  • Price: 25,000 + 30,200 upgrades

  • Massive, beautiful, tons of upgrades, even a servant.

  • Needs 15 Fame and high disposition, but worth the grind.

Cheydinhal House

  • Price: 15,000 + 23,900 upgrades

  • Simple layout, tons of storage, no fame needed.

  • Easy to get early, solid long-term home.

A-Tier

Battlehorn Castle (Free)

  • Giant fortress with 9 upgrades.

  • Defend it once, and it’s yours forever.

  • Dwemer Forge is a huge bonus for crafting fans.

Deepscorn Hollow (Free)

  • Vampire’s dream lair, secret paths, feeding prisoner.

  • Dark Minion helps gather loot and increase Infamy.

  • Not for goody-two-shoes heroes.

Frostcrag Spire (Free)

  • Mage’s paradise with enchanting and spellmaking.

  • Small but packed with powerful tools.

  • Cheap upgrades, easy access.

B-Tier

Benirus Manor (Anvil)

  • Price: 5,000 + free upgrades after quest

  • Haunted house questline. Once cleared, it’s fully upgraded.

  • Good mid-game home, but the quest can be tricky.

Dunbarrow Cove (Free)

  • Pirate base with 6 upgrades.

  • Not huge, but a fun option for thieves and smugglers.

Bruma House

  • Price: 10,000 + 14,535 upgrades

  • Cozy and functional. Good storage.

  • No real downsides, but not luxurious.

C-Tier

Arborwatch (Chorrol)

  • Price: 20,000 + 36,000 upgrades

  • Fancy with lots of upgrades.

  • Expensive and requires 12 Fame. Not great value for cost.

Leyawiin House

  • Price: 7,000 + upgrades

  • Cheap but cramped.

  • Good early pick, but quickly outgrown.

D-Tier

Bravil House

  • Price: 4,000 + 5,750 upgrades

  • Cheap and... that’s about it.

  • Ugly and small, even upgraded.

Imperial City Waterfront Shack

  • Price: 2,000 + 2,750 upgrades

  • Your basic beginner shack.

  • Fine for storing junk early, but that’s it.

If you want the best, Rosethorn Hall and Cheydinhal House are clear winners. If you want free, Battlehorn Castle and Frostcrag Spire can’t be beat. The rest? Buy them if you like the location or just want a fixer-upper challenge.
